How the fee is calculated

Our commission is not charged on the whole contract. It is calculated on the value of the stay, capped at one month of rent. A twelve-month lease and a one-month stay at the same property are charged on the same base.

It is a one-time fee per booking. We do not take a cut of every monthly rent payment, and there is nothing to pay while a listing sits online.

Rent itself is never marked up by us. You pay the host's asking rent; our fee is separate and always shown on the booking request before you confirm.

Optional add-on services — such as cleaning, an airport transfer, or reimbursement paperwork for guests funded by a university, scholarship or employer — are priced individually and shown on the booking request before it is confirmed.

When guests pay

You are not charged when you send a request, and your money is not handed straight to the host.

Request and get accepted

Browsing, operator-mediated questions and requesting a booking are free. Nothing is charged while the host reviews your request.

Pay the service fee

Once the host accepts, you pay our service fee. That confirms the booking and saves your card — the rent is not taken yet.

Rent charged before move-in

We charge the rent to the same card about a month before your stay starts, not months in advance. We tell you before we do, and you can pay or change card any time.

Released after you move in

Your money is held until you confirm move-in. If nothing is raised, it releases automatically when the settlement window ends.

When hosts get paid

Funds are collected from the guest before the stay begins and held until the tenant confirms move-in. Once confirmed — or automatically, if nothing is raised in the settlement window — we deduct the commission and release your payout.

If a booking is cancelled, how much reaches you depends on how close the cancellation is to the move-in date. Cancellations very close to the start protect you the most, because the rent is largely owed to you by then.

Publishing a listing is free, there are no monthly fees, and document verification is free. The optional on-site property check is charged separately; it earns the property a Verified badge, and a host whose listings all pass earns a Trusted badge.
