Frequently asked questions
What does it cost?
Listing is free and there are no monthly fees. We take a 10% commission per booking, and tenants pay a 10% service fee they see before confirming. Both are calculated on at most one month of rent, however long the stay, and charged once — not on every monthly payment.
Who pays me?
Payment runs through Accomorent. The tenant pays or authorizes a card before the booking proceeds, we collect the payment shortly before move-in, and release your payout minus commission after move-in is confirmed or the settlement window ends without an issue.
Who is responsible for the rental contract?
You and the tenant are. An operator mediates — preparing the contract and sending it to the tenant for signing, then filing the signed copy against the booking — but Accomorent is not a party to the rental agreement and does not take responsibility for its terms or enforcement.
What if my tenant is funded by Erasmus, a scholarship or an employer?
We offer reimbursement paperwork as an optional paid service. An operator prepares the invoice and supporting documents the funding body needs — university, scholarship or employer — so your tenant can claim the cost back. The fee is shown on the booking request before anyone confirms, and your payout still reaches you through Accomorent in the usual way.
How does verification work?
First an operator confirms your identity (ID document) and reviews proof of ownership or your right to sublet for each property — that's required and free, and your listing can't go live without it. An optional, paid on-site check then earns each property a Verified badge; once all your listings are verified, your profile shows the Trusted host badge.
Can I decline requests?
Yes. Every booking request needs your explicit acceptance. You see the tenant's display name, requested dates and booking details before deciding.
What if there's a problem at move-in?
Tenants get a settlement window, normally 48 hours from move-in, to confirm or report issues. If they raise a dispute, an operator reviews it before the funds are released.
